Construction Begins on Medical Building within Goodyear Civic Square at GSQ

Construction of an upscale medical outpatient building is underway just north of Mc Dowell Road and west of 150th Drive. The three-story, 62,475-square-foot building is fully preleased to Banner Health, and is estimated to be completed by the fall of 2025. This milestone marks the first medical project to start construction within GSQ, helping to solidify the city’s vision for their new downtown.

“We are excited to welcome Banner Health to Goodyear’s downtown, further enhancing the top-notch healthcare services that Goodyear is known for,” said Mayor Joe Pizzillo. “This is the true definition of a robust downtown – where dining, shopping, entertainment, and quality healthcare are all in one place. It’s exactly what our residents have been asking for.”

Banner Health will offer several medical services throughout the building, including primary care, orthopedics, cardiovascular, and on-site labs and imaging. This will be Banner’s first large multispecialty health center in Goodyear, creating convenient access to care for the community. GSQ Medical Building is located minutes from the Interstate 10 freeway and will be situated in the heart of Goodyear’s new downtown. It is adjacent to Goodyear City Hall and a new parking structure, and will be surrounded by restaurants, shopping, and entertainment once GSQ is fully developed.

According to JLL research, over the next five years, metro Phoenix inpatient volume growth is projected to rise by 7.9% (compared to 0.9% nationwide) and outpatient volume growth is projected to rise by 17.9% (compared to 10.6% nationwide). This is expected to build in resiliency and encourage sustainable demand for both on-campus and off-campus spaces across the Valley.

Facts on the project:

  • It is a collaboration between Globe Corporation, the owner and developer of GSQ, and Ryan Companies US, Inc., a national commercial real estate solutions provider. Ryan is the developer and general contractor of the MOB.
  • The project is a joint venture between Ryan and Globe Corporation. Butler Design Group is the architect of record for the core and shell of the project. Devenney Group will serve as the architect for tenant improvements.
  • Previously, Ryan worked with Globe and served as the general contractor for Goodyear Civic Square at GSQ, an innovative mixed-use campus comprised of a four-story city hall and library, two-acre civic square park, four-level 912 car parking garage, and a three-story, 100,000-square-foot Class-A office building.
